This question is worded sort of vaguely, I am assuming you are referring to private land use. This is where I will focus my response because there are many common issues whether land use is on public or private land, and on large or small areas.
I came across a great summary article from the US geological Survey that focusses on land use change and habitat fragmentation if you are interested in reading up on some basics. This article has lots of references listed within it as well:

It turns out that habitat fragmentation on private land is not a trivial issue: many, if not most, endangered and threatened species exist exclusively on privately owned land (http://training.fws.gov/library/Pubs9/safe_harbor_agree.pdf#search=%22habitat%20fragmentation%20and%20private%20land%20use%20%22), species are declining more quickly on privately owned land than in other areas (http://www.ecologyandsociety.org/vol6/iss1/art5/), and habitat fragmentation has been considered the foremost threat to wildlife habitat on many private lands (http://www.wildlands.org/l_development.html). I will focus on U.S. examples since that is where I currently live and where much of the land base is privately owned.
