I am a lead program manager for a leading real estate development corporation. My role includes leading project planning and execution for the construction sites under my leadership.

Yes, in my capacity as the lead program manager, I lead the planning for the construction site, which has a significant impact on the overall direction in which the project will head. In addition, I supervise the overall execution of the development works in order to ensure completion of the development within the timeline committed to customers while adhering to the quality and safety requirements set out by the management.
- Are you expected to provide analysis and support for a set of possible moves?
The master plan for the site under my leadership requires me to provide me the following recommendations to the top management - 1). Type of asset to be developed (residential/ commercial/ retail (mall)/ hotel etc.) 2). Sub-category of the development within the asset class recommended Eg. Luxury condominiums/ affordable housing for residential developments 3). Target profitability and return on investment for the corporation.
This mandates a number of analyses and supporting documents for the recommendations including 1). Past sales and price appreciation trends for different asset classes within the target geography 2). Upcoming market supply and expected demand-supply balance for each asset class 3). Expected inflation in construction cost and expected construction timeline
