    As for the part about IRR & NPV; You know that the IRR is the Discount Rate that makes the NPV equal to zero. A project with a positive NPV (NPV >0), would have a Discount Rate that is less than the IRR. Hence if NPV > 0, then IRR>k.

    At 12%, doing the same way as above, the NPV comes to -649. Now the NPV is negative, implies IRR is less than 12%. The IRR is in between 10% and 12%. We can interpolate the answer.
