You are a facilities manager. The Visitors Center roof, which is a 10,000-square foot building, must be replaced. The revenue loss per week for the facility being out of operation is $10,000. Your architect has provided you with three options:

$30000 / 20 years = $1500/year cost of product

2. Tile shingles first costs:
$50 per 10ft x 10ft square @ 10000 sq. ft. = $50000
3 week installation @ $10000 revenue loss/week = $30000

40 year lifecycle
$80000 / 40 years = $2000/year cost of product

3. Composite tile first costs:
$35 per 10ft x 10ft square @ 10000 sq. ft. = $35000
2 week installation @ $10000 revenue loss/week = $20000
Total expense = $55000
30 year lifecycle
$55000 / 30 years = $1833/year cost of product

No consideration for defect or breakage has been applied to the costs listed above. It is considered customary to adjust cost estimates by as much as 10% (based upon the product) to accommodate these variables. Additionally, no "true cost of ownership (TCOO)" calculations have been made. Variables that effect TCOO can include periodic planned maintenance expenses, corrective maintenance expenses and reactive maintenance expenses.
